  GCPC Real Estate Termite Inspection  When you are purchasing or refinancing a new home or building, most lending institutions require a recent wood destroying insect report to determine if the property has been damaged by termites or any other wood destroying insects. If wood destroying insects or damage is detected, the lending institution usually requires that the property be treated by a licensed termite control company .

Gulf Coast Pest Control  issues W.D.I. Reports or "Real Estate Termite Inspections " for real estate transactions on the spot. A thorough visual inspection is performed to the inside and outside of the house or structure, to include the garage or other out buildings on the property if requested.

By law termite inspectors submitting a termite Inspection Report can only tell you the visual condition of the property at the time of inspection, in other words either the property has a wood destroying insect infestation or appears not to have one from what can be seen visibly. Including If the property has had termites and a previous termite treatment visually appears to have been performed.

Termite Inspectors list any wood damage, conducive conditions observed and make recommendations about the mechanical alterations and or termite treatments Corrective or preventive.

 Scarring on wood caused by termite tube's or other wood destroying insect must be listed as insect damage, no matter how minor this scarring seems to be according to the Texas Agricultural Department Structural Pest Control Services regulations.

The forms used (WDIR) is going to be the same for all pest control operators, Termite Inspection in Texas, including individual company information.
In most transactions, it is the buyer or the buyer's agent who orders the termite Inspection. The seller is responsible for any treatment or repairs that may need to be performed. In all cases, it is important that the buyer receives a copy of the inspection report, before closing on the property. We hand deliver or fax all reports and findings to the buyer.

Inspections performed for wood destroying insects are to the visible areas of the property only and do not always guarantee that termites or any  other wood destroying insect and the possible damage caused by them (old or new) are not present in areas that can not be seen, such as high soil, beneath and/or under raised floors or floor coverings, ceilings, paneling, personal items, built ins, wall voids or any number of possible obstructions.


The importance of having an experienced and knowledgeable Termite Inspector can be critical. Particularly when you are making such a huge investment. At Gulf Coast Pest Control we have over 11 years experience inspecting structures for possible damage and infestations of wood destroying insects.

Be sure you  always call on a professional termite company for your inspection. It is not recommended to get the cheapest guy in town. A good termite inspection takes time and experienced inspectors! The medium price you can expect to pay for a professional should range between $75.00 + $250., depending on the size of the structure to be inspected as well as any out buildings such as detached garages, sheds that require inspection.

Stay away from "Cheap" termite inspections. Your termite inspection report is much too important for amateurs or the in an out guy. Gulf Coast Pest Control will give you a fair and honest inspection report.

 

Pest / Varmint  problems are not covered under the Initial termite inspection. If you request, the technician will perform that Inspection.

There is an additional charge of $ 10. per report.

If the property has been treated in the past and is still under warranty with that company. Inquire as to whether the warranty is transferable to you. Ask the seller to disclose the contact information of the company who did the termite treatment  Always inquire as to any known history and location (s) of previous termite infestations, moisture problem (s) treatments, retreatments, termite damage or repairs concerning the property you are about to purchase.

Homes in the Texas area either have, had or will have termite's, not detecting them during an inspection is by no means a guarantee that termite's are not present or near by.
